“How to Determine the Right Budget for Building Your New Home”

This is one of the first question which comes to the mind when a person thinks of making their dream home. Clients want someone to give them that magical number but unfortunately there is no standard answer for this question. Cost of Home construction depends on multiple factors and can vary by huge margins by the end of the project (if a wrong design & execution partner is selected by the client ).

A couple of thoughts shared in the answer below to enable clients to take the right decision before building their dream home.

While seeking answer for the above question, a lot of clients fall for the company/individual contractor offering the least cost for construction.

But just a contracting (construction)company / individual contractor be enough to make your dream home ?

Please NOTE that building a home requires more than a contractor. It requires an experienced Architect for designing the home and a site monitoring team to check whether the construction is at par with design. So effectively the cost of the building will include the cost of all these services. If any of the above services is compromised, it will end up in cutting corners and hence impacting the final deliverable.

While finalising the partner for execution, clients oversee these costs and end up at making a very mediocre home and feel very dis-satisfied at the end.

Clients at times prioritize cost over Design & Execution. This is a very common practise, however this can result into uncomfortable outcomes. People assume that designing a home and construction is easy. They assume hiring an individual architect and a local contractor can help achieve their dream home at a relatively cheaper cost. A general scenario is :

1) Clients hire an individual architect who will give them design and then with the help of a local contractor they will build their dream home. They generally tend to miss that a lot of site supervision/monitoring is needed to create a perfect home. In this case the overall ownership of the home gets very limited (each agency only limited to their scope). The result can be very disappointing as making a home needs very specialised skills/services and need lot of experience and time to deliver the right home.

Building a dream home requires a lot more deep diving and hence much more ownership by the company chosen by the client.

It is ideal to hire a company which has everything in-house i.e. Architectural Design Services, MEP Services, Site supervision teams and contracting teams. Such companies are generally more cost effective. Since such companies have everything inhouse they can offer better costings and more controllability for building your home. This also adds much more ownership to the project and hence resulting in much better deliverable.

Any company/individual contractor who does not have everything in-house will eventually be more expensive as they will have to pay these consultants for this work. If such a company/individual contractor is offering cheaper cost then either they are not hiring expert consultants or cutting corners while execution.

Please remember, no one will reduce their profits to make your dream home. If costs are less it is going to impact the standard of the home.

Choosing the right company is highly critical for the client to enable the right cost and the desired home.
